Our Property Department will deal with all enquiries and will make viewing arrangements to suit you and the prospective purchasers. Accompanied viewing can be arranged if required. Throughout the marketing period, we will keep you advised of progress and will recommend if, for example, a closing date for offers should be set.

Any offers received for your house will be fully discussed with you. Should you decide to accept an offer one of our solicitors shall explain the technicalities of the offer with you. You will be concerned mainly with the price, the date of entry and any movables (eg. carpets, furnishings, ect.) to be included in the sale. We will also be able to advise on the many conditions included in the offer, and we will then be able to issue an acceptance subject to such qualifications as may be necessary.

Once the contract has been agreed (the concluded bargain) we continue to act for you in connection with the conveyancing, that is the transfer of title to the purchaser. This will include obtaining Searches in the Property Registers and discharging any mortgages or other loans which you have granted over the property. Normally, the full purchase price for the house is paid to us on the date of entry, and in exchange we would deliver the keys and the title deeds in favour of the purchaser. We then deal with repayment of the mortgage and distribution of the sale proceeds in accordance with your instructions.
